Cut out what failed, not just what shows
On a commercial lot the cracking you can see is rarely the full extent of the problem. We cut back to sound concrete and break out everything that has lost its bond with the subgrade beneath it, because patching over a failed base simply moves the crack a few feet and buys a year.
The dirt underneath then gets the same attention as the concrete going on top of it: graded, compacted and moisture conditioned before a single form goes down. North Texas clay is the reason slabs here fail early, and skipping this stage is why they come back. Our flatwork standards are on the concrete contractor page.

Rebar, forms and control joints where they belong
Commercial sections take heavier loads than a residential driveway ever will: delivery vehicles, constant turning traffic and, in a fire lane, the weight of apparatus that may never arrive but has to be designed for anyway. The rebar grid is specified for that load and set at depth, not laid on the ground and lifted as the pour goes past.
Forms and screed rails go in to the elevations we want water to follow, so the finished surface drains rather than ponding. Control joints are cut at engineered spacing to decide where the concrete cracks, because it will crack somewhere. Grading and drainage across a whole site is covered under concrete and hardscaping.

Accessible stalls, signage and fire lane markings
New concrete means the lot has to be laid out and restriped, and on a commercial property that is a compliance exercise as much as a paint job. Accessible stalls need their access aisles at the correct width and the correct signage mounted with them, and fire lane markings have to follow what the local fire marshal requires.
Property managers carry the liability when these are wrong, so we set them out to the standard rather than to whatever was painted there before. The rest of the work we do on commercial sites, from perimeters to automated entries, is under commercial fencing and automatic gate systems.
