A community entrance that had stopped working
On a multifamily property the entry gate is not a convenience, it is the perimeter. When the operator fails, residents queue at the drive, deliveries stall, and the gate usually ends up propped open, which removes the security the community pays for. This unit had reached the end of its service life: heavily weathered, worn through its drive components, and past the point where another part would have brought it back.

A commercial unit rated for community traffic
The replacement is an All-O-Matic commercial slide operator, chosen for cycle count rather than gate size alone. An apartment entrance runs hundreds of openings a day once residents, guests and delivery drivers are counted, and a residential-rated motor put on that duty overheats and burns out within months. That mismatch is the single most common cause of the commercial failures we are called to.

Rebuilt from the base up
The old unit came out and the new operator went onto a steel base fixed to the pad, squared to the gate so the drive tracks true. Mounting is where a replacement is won or lost: a fraction out of alignment and the chain or gear fights the panel on every cycle, which is exactly the wear that killed the last motor.
Conduit and wiring were run back into the new controller and the pad checked as part of the work. North Texas clay moves a pad over the years, and a base that has shifted takes the operator with it. That groundwork is covered under concrete and hardscaping.
Fire department access and resident entry kept intact
A gated community has to open for emergency services, and the fire department access at this entrance was retained and tested as part of the changeover. Bollards flank the drive to protect the hardware from vehicles, which on a busy entrance earns its cost quickly.

Cycled, sensed and signed off
Before the crew left, the gate ran full cycles under load, the travel limits were set, and the photoelectric sensors were triggered deliberately to confirm the gate reverses on an obstruction. Those checks are required under UL 325, and on a property where children and vehicles share the drive they are the part of the job that matters most.
